We were delighted to be approached by a client based in Diss, Norfolk who were interested in building a Garden Room to use as an office to run their marketing company from.

Number 17 Ltd were able to provide a full turn key package from screw pile foundations, the steel frame building right through to a fully insulated building. The complete bespoke project took us approximately 2 months to complete and the outcome is fantastic…we hope you agree!

THE TASK

The brief was to create a building that housed an office space so the client could run their marketing business from the comfort of their own garden.

The building sits on an uneven area of land, so we decided to use the latest screw pile technology for the foundations to ensure that the building was 100% level. This is our preferred method of foundations as it negates the need for a large concrete pad and can be installed in a matter of hours. As always we used our light gauge steel, rolled off our very own FRAMECAD machine to construct this build. The software we use is able to take a detailed design drawing and create all the individual pieces of steel needed for erection. The steel frame for this build was erected in just 3 days!

The building was then fully insulated, plastered and decorated on the inside and finished with beautiful red western cedar wood cladding on the outside. A truly stunning choice and a customer favourite – our natural Western Red Cedar cladding is sourced from the Pacific Northwest from Northern California to Alaska and is PEFC certified. The customer chose black aluminium bi-fold doors to finish of this project which allows the building to open onto the client's beautiful garden. All of our windows and doors meet building regulations specification standards of enhanced security performance.

We worked closely with the customer to ensure that the finish inside the building met all their requirements. All electrical work was completed by specialist tradesmen to ensure it was fully operational as quickly as possible. The client is now able to make the most of their beautiful cottage style garden and the stream that runs alongside their property, whilst running their successful business without leaving home.

Finally, the building was finished with a EPDM rubber roofing system that comes with a 20 year warranty. Our roofing systems are BBA approved and with their life expectancy standing at an impressive 50 years, this is an incredibly durable and long-lasting product.
