EYE - SUFFOLK

We were delighted to be approached by a client based in Eye, Suffolk who were interested in building a Garden Room to use as an additional living space for friends and family.

Number 17 Ltd were able to provide a full turn key package from screw pile foundations, the steel frame building right through to a fully insulated living area, complete with bathroom and kitchenette space. The complete bespoke project took us approximately 1 month to complete and the outcome is fantastic…we hope you agree!

THE TASK

The brief was to create a building that housed a large living space that could be used for friends and family to stay over and have all their own utilities that provided self-contained living. A small wet room and kitchenette area were included so the client could even use the space as a holiday let. The client is lucky enough to have a very large garden with some beautiful hidden corners, so this fantastic build is nestled within some large trees, to the point where you don’t even know it’s there!

The building sits on what once was an area of landscaped garden, so we decided to use the latest screw pile technology for the foundations to ensure that the building was 100% level. This is our preferred method of foundations as it negates the need for a large concrete pad and can be installed in a matter of hours. This was one of the largest Garden Rooms we have worked on to date, with a total building size of 7.45 x 4.55m, with multiple rooms and a unique ‘L’ shape design. As always we used our light gauge steel, rolled off our very own FRAMECAD machine to construct this build. The software we use is able to take a detailed design drawing and create all the individual pieces of steel needed for erection. The steel frame for this build was erected in just 3 days!

The building was then fully insulated, plastered and decorated on the inside and finished with a unique featheredge cladding that the client had designed themselves on the outside. The customer chose grey aluminium windows and doors of various sizes for this build. Full length windows either side of French doors, help bring as much light as possible into the living space. This build has 2 entrances, 1 into the kitchen area and the other straight into the bedroom. All of our windows and doors meet building regulations specification standards of enhanced security performance.

We worked closely with the customer to ensure that the finish inside the building met all their requirements. All electrical and plumbing work was completed by specialist tradesmen to ensure it was fully operational as quickly as possible. The client is now able to impress their guests with this stylish, modern space equipped with everything needed for a comfortable get away.

Finally, the building was finished with a EPDM rubber roofing system that comes with a 20 year warranty. Our roofing systems are BBA approved and with their life expectancy standing at an impressive 50 years, this is an incredibly durable and long-lasting product.
