TODDINGTON - LUTON

We were delighted to be approached by a client based in Toddington, Luton who were interested in building a Garden Room to use as a studio/gym space.

Number 17 Ltd were able to provide a full turn key package from screw pile foundations, the steel frame building right through to a fully insulated studio, complete with bathroom space. The complete bespoke project took us approximately 1 month to complete and the outcome is fantastic…we hope you agree!

THE TASK

The brief was to create a building that housed a large studio space that could be used as a gym and rehabilitation area for the clients own Pilates business. A small bathroom area was also included so customers did not need to use the clients house. The client is lucky enough to have a very large garden with some beautiful views, so it was important to include a large window at one end of the building to make the most of this!

The building sits on an uneven area of shingle, so we decided to use the latest screw pile technology for the foundations to ensure that the building was 100% level. This is our preferred method of foundations as it negates the need for a large concrete pad and can be installed in a matter of hours. This was one of the largest Garden Rooms we have worked on to date, with a total building size of 7.5 x 3.5m, with multiple rooms. As always we used our light gauge steel, rolled off our very own FRAMECAD machine to construct this build. The software we use is able to take a detailed design drawing and create all the individual pieces of steel needed for erection. The steel frame for this build was erected in just 3 days!

The building was then fully insulated, plastered and decorated on the inside and finished with beautiful grey composite cladding on the outside. Our woodgrain composite cladding is the perfect way to achieve a real wood effect without the effort, thanks to its attractive embossed wood grain finish. This type of cladding is extremely low maintenance as it doesn’t require painting, staining, treating or sealing. The customer chose grey aluminium windows and doors of various sizes for this build. A stunning large square window on one end of the building floods the area with light and makes the most of the great views. A 4 panel bi-fold door at the front of the building allows the building to open onto the client's beautiful garden. All of our windows and doors meet building regulations specification standards of enhanced security performance.

We worked closely with the customer to ensure that the finish inside the building met all their requirements. All electrical and plumbing work was completed by specialist tradesmen to ensure it was fully operational as quickly as possible. The client is now able to impress their customers with this stylish, modern space equipped with air conditioning and integrated remote controlled blinds.

Finally, the building was finished with a EPDM rubber roofing system that comes with a 20 year warranty. Our roofing systems are BBA approved and with their life expectancy standing at an impressive 50 years, this is an incredibly durable and long-lasting product.
