In most cases you will not require Planning Permission to build your new garden room. Our standard builds are designed to fall within Permitted Development Rights, which are a set of blanket conditions and limitations set by Parliament to allow homeowners to make minor changes to their property.

Whilst we can suggest best-selling sizes, we offer a bespoke service meaning that we will work with you depending on a number of factors such as your budget, the space you have available and the purpose in which the garden room will be used for. 

We suggest you take a look through our website as a first port of call to get a better idea of what it is that you would like. Our twelve ranges can be viewed here or alternatively you can contact us with a bespoke size in mind. 

Following initial contact, we will either book in a free site visit at a time convenient to you or in some circumstances, we will accept pictures of the location in which the room will be situated. 

We can then look at providing you with a tailored quotation and starting the process!

We pride ourselves on our ability to provide a truly bespoke service, meaning no two projects are the same. Some customers may want us to provide a full turn-key package and others simply require only the light gauge steel frame to use as a DIY project, therefore it is difficult to provide a blanket turnaround time. 

However, the speed of build of our incredibly versatile light gauge steel frame structure is much quicker when comparing to traditional methods of construction such as timber frame and brick and mortar. The structure of your new garden room can be installed within one working day (subject to the foundations already being in place sufficiently) and the building can be watertight within just a matter of days! Depending on the advice we have given you following our site visit, it might be advised to have a concrete base ready for us to fix onto. Otherwise, we can use our screw piling technique that is more efficient and cost effective.

Our payment terms are 40% of the quotation as a deposit on order, followed by 30% upon erection of the light gauge steel structure and the remaining 30% balance to be paid upon completion.

Whilst our warehouse and offices are based in Norfolk and Suffolk, we have partnered with a number of couriers to be able to deliver our garden rooms nationwide with recent works being completed in London, Surrey and Brighton. 

With our team having over 30 years’ experience combined within construction, we have built up a panel of reliable subcontractors who we work closely alongside when required, however we do have an increasing in-house team of experts from design, manufacture, installation and general construction which allows us to keep our costs down which we pass on to the customer through the pricing process. Essentially by doing this, we are able to provide a more cost-effective and quick process for the customer! 

We have recently gained our Advanced CHAS accreditation for the second year running, which stands for the Contractor’s Health and Safety Assessment Scheme. Effectively this means we have been assessed by the UK’s leading provider of compliance and risk management solutions to ensure that our health and safety processes for constructing on site meet excellent standards. Our showroom is currently under construction which will be completed soon. For health and safety reasons, customers are welcome to visit by appointment only whilst we are in the process of refurbishment.

If visiting our showroom is too far, we do have a number of customers in other areas who are happy to allow us to show you around their garden room. This is obviously subject to their availability, so this may not always be possible straight away but we will always endeavour to arrange a viewing as soon as possible.
